Small Hythe homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Homewood School and Sixth Form Centre, we reseal washrooms and kitchens in schools and businesses as well as homes.

Bathroom resealing in Small Hythe, done properly
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on basins & vanity units, shower trays & enclosures and wet rooms, and people most often call us about a bead that has pulled away from the tiles and water getting behind the bath panel.
Somewhere as small as Small Hythe, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
All our work is covered by our 12-month guarantee.

What we are called out for in Small Hythe
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
It’s worth asking for a quote if you see:
- Failed sealant on the screen profile
- Water getting behind the bath panel
- Black spots spreading through the bead
- Two layers of silicone, both failing
If you live in an older home near Church of St John the Baptist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Before booking anyone
- What product goes in the joint
- What preparation is included
- Is the old sealant removed completely?
- Who does the work, and how experienced they are
Different surfaces, different methods
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Small Hythe: your questions answered
Do you cover smaller places like Small Hythe?
Yes. Small Hythe is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
What guarantee comes with bathroom resealing in Small Hythe?
All our work, in Small Hythe and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
How long will the resealing take?
Allow around two hours for one bath or shower, longer for a whole bathroom. You’ll know how long to expect before we start.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
How the visit works
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work normally takes half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Small Hythe, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Preparing for the visit
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children

What else we do in Small Hythe
What affects the quote in Small Hythe
There’s no set price list, because no two jobs are the same. What we look at:
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- The size of the job
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.
What we need to know
Photos by email are helpful but not essential. Please mention:
- The address or postcode of the job
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
- Whether it has been sealed before
Want a quote for bathroom resealing? Please call 0345 464 0079 or send us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
When something else is needed
We will not take on work that will not last, so here’s what sealant cannot put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.
