Haine questions
Is Haine in your area for bathroom resealing?
Yes. Our work covers London and the South East, and Haine is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.
Do you work for landlords with property near Ramsgate station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Are you fully insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Where do you work from?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Is it OK to put new sealant on top of the old bead?
No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Bathroom resealing for homes and businesses in Haine
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with mouldy sealant that has gone black and water getting behind the bath panel, we can put it right.
In a village or hamlet like Haine, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
You get a 12-month guarantee, the same in Haine as everywhere else we work.

When something else is needed
A few problems are outside what sealant work can do:
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
- Water getting in through the grout rather than the sealant
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Let new sealant cure fully before it gets wet
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
- Avoid abrasive pads on the sealant
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
How the visit works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a couple of hours for a single bath or shower. For a village or hamlet like Haine, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work
- Tell us about any water getting in

Related advice
What we’re called out for in Haine
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
Signs it’s time to call us include:
- Smears of silicone across the tiles
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
- Gaps where the bath or tray has moved
In the older streets around St Christopher's Church, walls and floors in older homes can move, and sealant and grout show it first.

Why deal with it now?
The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. Older cottages and farmhouses around Haine can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Doing several joints on one visit usually makes better use of the time than several visits. We’ll give you a clear quote for the lot.
What you get with us

- Experience in homes, commercial sites and hotels

Bathroom resealing in Haine: local notes
Haine is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For site and facilities teams at buildings such as Dame Janet Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Ramsgate station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
