Bathroom resealing in Brabourne, done properly

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you are dealing with a reseal done over the top of the old bead and gaps between the worktop and the wall, we can help, on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks alike.

Somewhere as small as Brabourne, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about bathroom resealing in Brabourne

Can you do bathroom resealing in Brabourne?

Yes. Our work covers London and the South East, and Brabourne is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Will you come out to Brabourne?

Yes. Brabourne is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Call for a quick quote.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then
  • Do not let bottles sit on the bead
  • Wait for the cure time we give you

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.

Brabourne homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Westenhanger station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most single baths and showers, including the tidy-up. In a small place like Brabourne, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Advice

Why deal with it now?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Around Brabourne, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Landlord and commercial work in Brabourne

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Signs you need bathroom resealing in Brabourne

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Any of these means the joints need attention:

  • Shrunken sealant along the back of a worktop
  • Water escaping at the shower enclosure
  • Sealant that has split, shrunk or peeled away
  • Damp behind the bath or under the tray

Schools such as Brabourne Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • How long to leave it before use
  • How long the guarantee is
  • Whether VAT is included
  • Is the old sealant removed completely?

How to choose a mastic man

When it is not the sealant

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Water coming from the plumbing rather than the joint
  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it is not properly supported

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.
