How we handle bathroom resealing in Kingsdown

A bead that has gone black, split or come away is worth sorting before it lets water through. Just call 0345 464 0079 or send us an email with a photo of the joints, and we will give you a clear quote before any work starts. We are often asked to deal with splits where the tray meets the wall and water getting behind the kitchen upstand, on basins & vanity units, shower trays & enclosures and wet rooms.

Around Kingsdown, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Surface by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Do not let bottles sit on the bead
  • Wait for the cure time we give you
  • Stick to a soft cloth and a mild cleaner
  • Run the extractor fan during and after every shower

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Bathroom resealing in Kingsdown: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

For landlords with property near Teynham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St Catherine, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as The Sittingbourne School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Kingsdown is about 3 miles south-east of Sittingbourne, in Kent. Kingsdown gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Kent coverage runs to 922 places, Kingsdown among them. For nearby work, see our Chelmsford page (33 miles or so).

We also work in nearby towns such as Maidstone (11 miles west), Ashford (12 miles south), Canterbury (14 miles east), Sittingbourne (3 miles north-west), Whitstable (12 miles east) and Faversham (5 miles east).

FAQs for Kingsdown

Is Kingsdown within the area you cover?

Yes, Kingsdown is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Kingsdown?

Yes. We work across London and the South East, and Kingsdown is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Can I choose the colour of the sealant?

You are not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

What affects the quote in Kingsdown

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • The product the joint needs
  • When we can work, for business premises
  • The number and length of the joints

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • A few pictures by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Landlord and commercial work in Kingsdown

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

How the visit works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. Somewhere as small as Kingsdown, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in

How to get a quote

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or drop us an email.
