DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Bathroom resealing for homes and businesses in Dungate

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Dungate. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. If you are dealing with failed sealant on the screen profile and damp behind the bath or under the tray, we can put it right.

Homes around Dungate are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Your job is guaranteed for a year, as with all our work.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep scourers and sharp tools away from the bead
  • Look for lifting corners and small gaps now and then
  • Let new sealant cure fully before it gets wet
  • Clean with a mild bathroom cleaner and a soft cloth

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

The process

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. For a village or hamlet like Dungate, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Clear the area around the work
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints

Related advice

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Around Dungate, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What you get with us

  • More than 20 years in sealant work
  • Trusted Arbo and Everbuild sealants
  • Any old sealant cut out fully, not covered over
  • Homes, businesses and hotels

Different surfaces, different methods

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Bathroom resealing in Dungate: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Sittingbourne station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Milstead and Frinsted Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Dungate questions

I let a flat near Sittingbourne station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover smaller places like Dungate?

Yes, Dungate is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How long will the resealing take?

A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

How much does bathroom resealing cost in Dungate?

Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or send us an email with a short description of the job.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Signs you need bathroom resealing in Dungate

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

People usually contact us after spotting one of these:

  • Smears of silicone across the tiles
  • Sealant that has split, shrunk or peeled away
  • Black mould in the silicone that won’t clean off
  • Two layers of silicone, both failing

In the older streets around Church of St Catherine, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • Who turns up on the day
  • When the joint can take water or movement
  • Whether they’re fully insured
  • What happens if the job turns out different

Choosing a sealant specialist

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • Cracks in the tray itself rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.
