Bathroom resealing in Highsted, done properly

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on shower trays & enclosures, baths and kitchen worktops & upstands, and people most often call us about water getting behind the bath panel and black spots spreading through the bead.

Around Highsted, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Look for lifting corners and small gaps now and then
  • Don’t let bottles sit on the bead
  • Use gentle cleaners on the silicone
  • Wipe the sealant dry after showering

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Do you need bathroom resealing in Highsted?

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • A reseal done over the top of the old bead
  • Black mould in the silicone that won’t clean off
  • Cracked, shrunken or lifting silicone
  • Gaps where the bath or tray has moved

Schools such as Rodmersham School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Highsted homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Highsted has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you let a flat or house near Sittingbourne station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Church of St Nicholas, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Highsted: your questions answered

Do you take on hotel work around Highsted?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you work for landlords with property near Sittingbourne station?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

How do I get a quote for bathroom resealing in Highsted?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

Where is Mr Mastic based?

We work from Crawley. We cover Highsted and the rest of Kent, along with the rest of our area.

What the job involves on each surface

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Quotes for bathroom resealing in Highsted

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How many areas need sealing
  • Any mould that needs treating
  • Any working-time requirements on site
  • The size of the job

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Asking for a quote

To help us quote quickly, let us know:

  • The type of property
  • The rough size of the job
  • How we’d reach the joints
  • What’s wrong with the joints now

For bathroom resealing in Highsted, call 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. Somewhere as small as Highsted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on
  • Mention any parking rules near the property

Advice

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • A tray or bath that is cracked through
  • Cracked or missing grout between tiles (that’s regrouting)

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.
