Bathroom resealing in Hollybushes, done properly
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you’re dealing with cracked, shrunken or lifting silicone and mouldy sealant that has gone black, we can put it right.
Somewhere as small as Hollybushes, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or drop us an email.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
What we cannot put right
It helps to know what we can’t do too:
- A tray or bath that’s cracked through
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.
Joints and surfaces we work on
- Wet rooms
- Basins & vanity units
- Baths
- Sinks & splashbacks
- Shower trays & enclosures
- Kitchen worktops & upstands
What the job involves on each surface
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Squeegee the walls and tray after use
- Keep bottles off the sealant line
- Clean with a mild bathroom cleaner and a soft cloth
- Keep scourers and sharp tools away from the bead
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or send us an email.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a morning or an afternoon for most single baths and showers. Somewhere like Hollybushes needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Clear items away from the joints we are working on

Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Hollybushes homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For landlords with property near Sittingbourne station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Milstead and Frinsted Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Mary and the Holy Cross, older homes can move a little, which is hard on rigid grout and tired sealant.

Hollybushes questions
Is Hollybushes within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Sittingbourne station. Can you help?
Yes, we work for landlords and agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Is white the only colour available?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
What do you need from me for a quote?
Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.
