Lympne homes and their sealant
Lympne is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St Stephen, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Westenhanger station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Lympne is one of 922 towns and villages in Kent where we work for bathroom resealing. Chelmsford is on our list too, about 51 miles from Lympne.

About our bathroom resealing in Lympne
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We are often asked to deal with a messy, uneven bead from a previous reseal and leaking joints on a shower screen, across basins & vanity units, sinks & splashbacks and wet rooms.
Around Lympne, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

The process
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower. For a village or hamlet like Lympne, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height

Lympne questions
Do you work for landlords with property near Westenhanger station?
Yes. We work for landlords and agents as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.
Is Lympne within the area you cover?
Yes. Lympne is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.
Where are you based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Landlord and commercial work in Lympne
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.
When something else is needed
In fairness, there are a few things sealant won’t fix:
- Cracked or missing grout between tiles (that is regrouting)
- Movement from a bath with loose feet or no proper support
- A tray or bath that is cracked through
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

What else we do in Lympne
What the job involves on each surface
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
When to call us in Lympne
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
If you can see any of these, it’s time to have the joints looked at:
- Failed sealant on the screen profile
- Lumpy, uneven sealant from a DIY attempt
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
For site and facilities teams at buildings such as Lympne Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Dry worktop joints after washing up
- Keep the fan on for a while after bathing
- Squeegee the walls and tray after use
- Keep bottles off the sealant line
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
