Bathroom resealing in Palmarsh, done properly
Homes in Palmarsh have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have failed sealant on the screen profile and lumpy, uneven sealant from a DIY attempt, we can put it right, on baths, wet rooms and kitchen worktops & upstands alike.
Around Palmarsh, you’ll mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Surface by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
What bathroom resealing looks like in Palmarsh
Palmarsh is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Sandling station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Palmarsh Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Holy Cross include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.
What we seal

Palmarsh: your questions answered
Is Palmarsh within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Sandling station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or email us.
Will the old sealant be removed?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Can you just seal over the old silicone?
No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you have insurance?
Yes. We’re fully insured.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. In an older home around Palmarsh, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

The process
At the end, we look at the finished work together and explain the cure time. The work normally takes a couple of hours for a single bath or shower, depending on the amount of work. In a smaller place like Palmarsh, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Advice
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Wait for the cure time we give you
- Keep an eye on the corners, where splits start
- Open a window or run the fan so the room dries
- Move toiletries away from the joint
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What affects the quote in Palmarsh
The price is agreed before any work begins. It takes into account:
- Whether the work is at height
- How many rooms, windows or areas are involved
- The type of sealant required
- How much old sealant there is and how hard it is to remove
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.
