Bathroom resealing in Pedlinge

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Pedlinge. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on sinks & splashbacks, basins & vanity units and baths, and common reasons people get in touch are failed sealant on the screen profile and two layers of silicone, both failing.

Being in a small place like Pedlinge makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

Each job carries a 12-month guarantee, large or small.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Do not leave water standing on kitchen joints
  • Move toiletries away from the joint
  • Give the silicone its full cure time
  • Dry the bead with a towel now and then

Give the silicone time to cure before it gets wet, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Why deal with it now?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Older cottages and farmhouses around Pedlinge can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. Somewhere like Pedlinge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How to prepare

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Clear the area around the work

Do you need bathroom resealing in Pedlinge?

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Any of these means the joints need attention:

  • Gaps between the worktop and the wall
  • Leaking joints on a shower screen
  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below

Managing a site like Brockhill Park Performing Arts College? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

What your quote should include

  • Whether they’re fully insured
  • Who turns up on the day
  • What product goes in the joint
  • What guarantee comes with the work

Our hiring checklist

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Your questions about bathroom resealing in Pedlinge

Do you work for landlords with property near Sandling station?

Does the resealing come with a guarantee?

Yes. Our 12-month guarantee covers every job, and we’re fully insured.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

How long before the new sealant can get wet?

Generally after around 24 hours. We’ll tell you the cure time for the product we used.

How much does bathroom resealing cost in Pedlinge?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Bathroom resealing around Pedlinge

Pedlinge is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Pedlinge Chapel, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Sandling station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
