Bathroom resealing in Sandling
Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or drop us an email, and you’ll get a clear quote before any work starts. If you are dealing with two layers of silicone, both failing and leaks into the floor or ceiling below, we can help, on kitchen worktops & upstands, shower trays & enclosures and baths alike.
Around Sandling, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Landlords, agents and businesses in Sandling
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
What affects the cost of bathroom resealing
There’s no set price list, because jobs vary so much. The quote depends on:
- The old material and how stubborn it is
- Whether the work is at height
- When we can work, for business premises
- Whether there’s mould to deal with
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it has been sealed before
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that’s easy
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
What bathroom resealing looks like in Sandling
Sandling is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St Peter and St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Sandling station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Brockhill Park Performing Arts College are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.
Surfaces we seal

- Basins & vanity units
- Sinks & splashbacks
- Kitchen worktops & upstands

Why act early in Sandling
Dealing with sealant early is a short job: the work takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Where a wall is exposed, as many are in small places like Sandling, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

The process
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. Somewhere as small as Sandling, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Before we arrive
- Let us know about stairs, lifts or work at height
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
