Signs you need bathroom resealing in Northbourne

Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

People usually contact us when they notice something like this:

  • A reseal done over the top of the old bead
  • Water getting behind the bath panel
  • Sealant that has split, shrunk or peeled away
  • Gaps where the bath or tray has moved

Rented homes near Walmer station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Bathroom resealing in Northbourne: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Augustine, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Northbourne Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Northbourne is about 2 miles west of Deal, in Kent. We provide bathroom resealing to householders, landlords and businesses in Northbourne and the surrounding area, as part of our work across Kent. Northbourne: your questions answered

Is Northbourne within the area you cover?

Yes, Northbourne is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Walmer station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

How long does it take to reseal a bath or shower?

It takes half a day or less for one room, longer when the kitchen is included. We will confirm how long your job needs when we quote.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then
  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included. In a small place like Northbourne, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Advice

Surface by surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Why act early in Northbourne

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows. Where a wall is exposed, as many are in small places like Northbourne, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before we start.

What we cannot put right

In fairness, some problems need a different trade:

  • Damage behind the tiles that needs a tiler
  • A tray or bath that is cracked through
  • Movement from a bath with loose feet or no proper support
