About our bathroom resealing in West Malling
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across West Malling. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on basins & vanity units, sinks & splashbacks and baths, and people most often call us about a messy, uneven bead from a previous reseal and failed sealant on the screen profile.
Smaller places like West Malling still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
Whatever the size of the job, it’s backed by our one-year guarantee.

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What we can’t put right
It helps to know what we can’t do too:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Landlords, agents and businesses in West Malling
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Do you need bathroom resealing in West Malling?
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
These are the problems we are asked about most:
- A reseal done over the top of the old bead
- A joint torn by a bath that flexes
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
If you look after a building such as More Park Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- Whether the sealant suits the joint
- What the quote includes, VAT included or not
- Who does the work, and how experienced they are
- How the colour is chosen
How the visit works
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower in most cases. Parking around West Malling is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we’re working on
- Mention any parking rules near the property

How to look after the new joints
After the cure time, these simple habits help:
- Never pick at the silicone with a blade
- Dry the bead with a towel now and then
- Keep the fan on for a while after bathing
- Wait for the cure time we give you
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
Your questions about bathroom resealing in West Malling
Will you come out to West Malling?

Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all.
Surface by surface
Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Bathroom resealing around West Malling
There are hotels and other places to stay in and around West Malling. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near West Malling station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Parish Church of St Mary the Virgin, older homes can move a little, which is hard on rigid grout and tired sealant.
