Bathroom resealing in Statenborough

Across Statenborough, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, sinks & splashbacks and baths, and the jobs we see most are leaking joints on a shower screen and new sealant laid over old sealant that is now lifting.

In a village or hamlet like Statenborough, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Bathroom resealing in Statenborough: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Sandwich station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Church of St George, walls and floors in older homes can move, and sealant and grout show it first.

Statenborough is about 4 miles north-west of Deal, in Kent. Statenborough gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Statenborough is one of 922 towns and villages in Kent where we work for bathroom resealing. Chelmsford is on our list too, around 49 miles away.

Why act early in Statenborough

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. Older cottages and farmhouses around Statenborough can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer.

What we seal

  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands

Looking after it afterwards

Aftercare is simple:

  • Keep the fan on for a while after bathing
  • Dry worktop joints after washing up
  • Check the joints every few months for splits or lifting
  • Never pick at the silicone with a blade

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Statenborough questions

Is Statenborough in your area for bathroom resealing?

Yes. We work across London and the South East, and Statenborough is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll send you a clear quote.

Do you work for landlords with property near Sandwich station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

How long does a bath or shower reseal take?

Allow a morning or an afternoon for most single baths and showers. We’ll confirm how long your job needs when we quote.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

The process

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work normally takes a morning or an afternoon for most single baths and showers. Somewhere like Statenborough needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can

When to call us in Statenborough

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

These are the problems we’re asked about most:

  • Gaps between the worktop and the wall
  • New sealant laid over old sealant that is now lifting
  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved

For site and facilities teams at buildings such as Sandwich Technology School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Before you book anyone

  • What the cure time is
  • Whether they seal over old material or remove it
  • Which colour the sealant will be
  • How the joint is cleaned and prepared
