Bathroom resealing for homes and businesses in Hickmans Green

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or drop us an email, and we’ll give you a clear price before any work starts. We are often asked to deal with water escaping at the shower enclosure and black spots spreading through the bead, on wet rooms, sinks & splashbacks and shower trays & enclosures.

Homes around Hickmans Green are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Hickmans Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we are working on

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Common problems we fix in Hickmans Green

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Common reasons people contact us are:

  • A joint torn by a bath that flexes
  • A reseal done over the top of the old bead
  • Sealant that has split, shrunk or peeled away
  • Water getting behind the bath panel

Letting a property close to Selling station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Our hiring checklist

Hickmans Green homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Homes close to St Barnabas include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Boughton-under-Blean and Dunkirk Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that is regrouting)
  • A tray that rocks until it’s re-bedded

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Dry worktop joints after washing up
  • Give the silicone its full cure time
  • Never pick at the silicone with a blade
  • Look for lifting corners and small gaps now and then

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or send us an email.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Questions from Hickmans Green

Do you work for landlords with property near Selling station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or email us with the details for a clear quote.

Will you come out to Hickmans Green?

Yes, Hickmans Green is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How do I get a quote for bathroom resealing in Hickmans Green?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

Can I choose the colour of the sealant?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

What affects the quote in Hickmans Green

Jobs vary more than people expect. What affects the quote:

  • The size of the job
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • When we can work, for business premises

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
