Winterbourne: your questions answered
I let a flat near Selling station. Can you help?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.
Do you cover smaller places like Winterbourne?
Yes, Winterbourne is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Where is Mr Mastic based?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
How do I get a quote for bathroom resealing in Winterbourne?
It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or drop us an email and let us know what needs doing and where.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
About our bathroom resealing in Winterbourne
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on baths, shower trays & enclosures and sinks & splashbacks, and people most often call us about damp behind the bath or under the tray and a bead that has pulled away from the tiles.
For a small place like Winterbourne, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
Every job is covered by a 12-month guarantee.

Different surfaces, different methods
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Why it’s worth doing now in Winterbourne
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Older cottages and farmhouses around Winterbourne can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

How to look after the new joints
Aftercare is simple:
- Squeegee the walls and tray after use
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
- Run the extractor fan during and after every shower
Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
When something else is needed
It helps to know what we can’t do too:
- A bath or tray that moves because it is not properly supported
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

The process
At the end, we look at the finished work together. The visit itself normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work. Somewhere like Winterbourne needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How to prepare
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in
- Clear items away from the joints we are working on

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Bathroom resealing in Winterbourne: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For landlords with property near Selling station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Boughton-under-Blean and Dunkirk Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Signs you need bathroom resealing in Winterbourne
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we’re asked about most:
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
For an older house near a landmark such as Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Questions to ask before booking
- Is VAT in the price?
- Is the old sealant removed completely?
- Who does the work, and how experienced they are
- Are they insured?
