Bathroom resealing near Iwade

Bathroom resealing for homes and businesses in Iwade

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, baths and kitchen worktops & upstands, and people most often call us about failed sealant on the screen profile and a reseal done over the top of the old bead.

In a smaller place like Iwade, homes are mostly houses and bungalows rather than flats, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

We stand behind the work with a 12-month guarantee.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • A bath or tray that moves because it is not properly supported
  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Wet rooms

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a morning or an afternoon for most single baths and showers in most cases. In a smaller place like Iwade, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in
  • On commercial sites, let us know about site rules

What the job involves on each surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep an eye on the corners, where splits start
  • Keep the fan on for a while after bathing
  • Squeegee the walls and tray after use
  • Wait for the cure time we give you

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Do you need bathroom resealing in Iwade?

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

These are the problems we’re asked about most:

  • Water getting behind the bath panel
  • Splits where the tray meets the wall
  • Smears of silicone across the tiles
  • Shrunken sealant along the back of a worktop

Rented homes near Kemsley station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Iwade questions

Can you help a landlord with a rental near Kemsley station?

Yes, we work for landlords and agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Do you cover Iwade for bathroom resealing?

Yes. We work across London and the South East, and Iwade is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear price.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

Bathroom resealing around Iwade

Iwade is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as Iwade School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

Iwade is about 2 miles north of Sittingbourne, in Kent. If you need bathroom resealing in Iwade, please call 0345 464 0079 or drop us an email for a quick quote. We cover Kent from our Crawley base. Iwade is one of 922 towns and villages in Kent where we work. We also work in Chelmsford, around 27 miles away.

We cover every part of the ME9 postcode area for bathroom resealing. That includes homes and businesses on The Street, Sheerstone and Sheppey Way and the roads around them. Close by, we work in Howt Green (1 mile south), Kemsley (1 mile south-east), Milton Regis (2 miles south-east), Sittingbourne (2 miles south) and Murston (3 miles south-east). Within a short drive, we also cover Maidstone (11 miles south-west), Whitstable (13 miles east), Faversham (8 miles south-east), Minster (4 miles north-east), Davington (8 miles south-east) and Foley Park (11 miles south-west).

Local landmarks in Iwade

We work in homes and buildings around Westlands School, Milton Creek Country Park and The Woolpack pub and the streets around them. The nearest railway station is Kemsley station, roughly 1 mile south of the centre. Other landmarks nearby include Castle Rough (1.5 miles south-east) and Court Hall Museum (1.8 miles south).

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Around Iwade, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Why book with us
