About our bathroom resealing in Cliffs End
Across Cliffs End, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on sinks & splashbacks, wet rooms and shower trays & enclosures, and the jobs we see most are water getting behind the kitchen upstand and failed sealant on the screen profile.
Homes around Cliffs End are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What sealant work can’t fix
New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:
- A cracked shower tray or bath (that needs repair or replacement)
- Cracked or missing grout between tiles (that is regrouting)
- Loose or hollow tiles, or failed tanking behind them
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

How the visit works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most single baths and showers. Somewhere like Cliffs End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How to prepare
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed
Getting a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.
Related advice
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a small place like Cliffs End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Surface by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.
Bathroom resealing around Cliffs End
Cliffs End is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
Homes close to St Mary include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Chilton Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Thanet Parkway station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions from Cliffs End
Will you come out to Cliffs End?
Yes, Cliffs End is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for landlords with property near Thanet Parkway station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What affects the cost of bathroom resealing
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- Whether it’s a home or a business
- Photos by email, if that is easy
- Any access issues, like height or stairs
- What’s wrong with the joints now
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
