About our bathroom resealing in Way
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with splits where the tray meets the wall and water getting behind the kitchen upstand, across kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.
Homes around Way are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

Way: your questions answered
I let a flat near Minster station. Can you help?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.
Is Way within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Are you fully insured?
Yes. We are fully insured.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.
Why it’s worth doing now in Way
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows. Older cottages and farmhouses around Way can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
How the visit works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes half a day or less for one room, longer when the kitchen is included. Somewhere as small as Way, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we’re working on

Advice
What we are called out for in Way
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
It’s worth asking for a quote if you see:
- A messy, uneven bead from a previous reseal
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
- Damp behind the bath or under the tray
In the older streets around Church of Saint Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.
What to look for in a quote
- Which sealant they’ll use, and why
- What insurance they hold
- What guarantee comes with the work
- What preparation is included
What affects the quote in Way
You will get a clear quote before work begins. It takes into account:
- How many rooms, windows or areas are involved
- Which sealant suits the joint
- When we can work, for business premises
- Any mould that needs treating
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.
Helping us quote
When you contact us, it’s useful to know:
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.
Aftercare tips
After the cure time, these simple habits help:
- Wipe up water along the back of the worktop
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
- Wait for the cure time we give you
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Bathroom resealing around Way
Way is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Minster station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Minster Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
