Windows and doors in Way
Way is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For site and facilities teams at buildings such as Minster Church of England Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of Saint Mary the Virgin, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Minster station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Way is about 3 miles west of Ramsgate, in Kent. Anywhere in CT12, we can carry out window mastic at your property. Our area takes in 922 places across Kent, large and small. We also work in Chelmsford, around 46 miles away.

Common questions in Way
Is window mastic in a coastal place like Way any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Is Way within the area you cover?
Yes. Way is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Where do you work from?
Mr Mastic is based in Crawley. We cover Way and the rest of Kent, along with the rest of our area.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Penetrating damp from a failed cavity tray or render
- Faulty window hardware
- A failed sealed unit that has misted up
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.
Surfaces we seal
- Aluminium frames
- Timber windows & doors
- Composite doors
- Patio & French doors
- Window sills
- uPVC windows
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Keep solvents and bleach off the sealant
- Avoid blasting the frames with a pressure washer
- Wipe condensation off the frames
- Keep paint and stain on wooden frames in good order
Silicone can’t usually be painted, so mention any painting plans before work begins. There are paintable sealants for joints that need it.
Leaks generally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
Different surfaces, different methods
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.
Patio & French doors
Door frames take knocks and movement every time the doors are used. The sealant must cope with it.
What affects the cost of window mastic
The quote reflects the job in front of us. We look at:
- Mould in or behind the old joints
- How many areas need sealing
- Any working-time requirements on site
- Whether the work is at height
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Any previous sealing or DIY work
- Photos by email, if that is easy
Want a quote for window mastic? Please phone 0345 464 0079 or send us an email with a few details. We will explain what we’d do and send you a clear quote before any work starts.
What we do, step by step
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a morning for a couple of windows and a door. Somewhere like Way needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
Preparing for the visit
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints

Advice
What happens if it’s left?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. In a small place like Way, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Why book with us
- One-year guarantee on every job
- Old sealant always removed completely
- We leave the area clean and tidy
- We agree the colour with you first

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
