Bathroom resealing in Bobbing

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Bathroom resealing in Bobbing, done properly

Across Bobbing, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are gaps where the bath or tray has moved and a reseal done over the top of the old bead.

Somewhere as small as Bobbing, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Every job is covered by a one-year guarantee, wherever you are in Kent.

Quotes for bathroom resealing in Bobbing

You’ll get a clear quote before we start. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • Mould in or behind the old joints
  • The size of the job

What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear quote before work begins.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • A few pictures by email, if you can
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height

We quote each job on its own. Just phone 0345 464 0079 or send us an email with the details, and photos are welcome.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Bobbing, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height

What the job involves on each surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Bathroom resealing in Bobbing: local notes

Bobbing is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Newington station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Grove Park Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of St Bartholomew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Bobbing is about 2 miles west of Sittingbourne, in Kent. Bobbing gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across Kent, we cover 922 places, and Bobbing is one of them. There’s also a page for Chelmsford, about 28 miles away.

All of ME9 is covered for bathroom resealing, from the main roads to the quietest streets. If you need bathroom resealing at a property on Bobbing Hill, Cold Harbour Lane and Ladyfields Close or anywhere close by, we can help. Nearby, we also carry out bathroom resealing in Keycol (1 mile west), Chestnut Street (1 mile south-west), Danaway (1 mile south-west), Newington (1 mile west) and Oad Street (2 miles south-west). Further out, we also cover Maidstone (9 miles south-west), Gravesend (15 miles west), Whitstable (14 miles east), Faversham (8 miles east), Minster (7 miles north-east) and Kings Hill (14 miles south-west).

Common questions in Bobbing

Can you help a landlord with a rental near Newington station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to Bobbing?

Yes. Bobbing is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

What should I tell you?

A short description and the location. If we need more, we will ask.

How long before the new sealant can get wet?

Normally after around 24 hours. You’ll get the exact cure time before we leave.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

How long does a bath or shower reseal take?

Allow a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.

Landlords, agents and businesses in Bobbing

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured for the work.

Why act early in Bobbing

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Around Bobbing, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

Why us?

  • Any old sealant cut out fully, not covered over
  • Sealant colour chosen to suit
  • White, clear, grey or coloured to suit, where the product allows
  • Full insurance on every job
