How we handle regrouting in Bobbing

When grout stays dark however much you clean it, the discolouration has normally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We work on shower walls, tiled floors and bathroom floors, and common reasons people get in touch are grout stained black or orange that won’t clean and gaps where the shower grout has gone.

Somewhere as small as Bobbing, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All our work is covered by a one-year guarantee.

What we are called out for in Bobbing

Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

People generally contact us after spotting one of these:

  • Grout stained black or orange that won’t clean
  • Discoloured grout on otherwise sound tiles
  • Dirty, worn grout on a tiled floor
  • Shower grout that has worn away

For an older house near a landmark such as Church of St Bartholomew, older homes can move a little, which is hard on rigid grout and tired sealant.

10 questions to ask before you book

What regrouting looks like in Bobbing

Bobbing is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Newington station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. For site and facilities teams at buildings such as Grove Park Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bobbing is about 2 miles west of Sittingbourne, in Kent. Bobbing gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Bobbing is one of 922 towns and villages in Kent we cover for regrouting. For nearby work, see our Chelmsford page, about 28 miles away.

How the job changes by surface

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

When it isn’t the sealant

It helps to know what we cannot do too:

  • A floor or wall that keeps moving
  • Damaged tiles that need replacing
  • Tiles that are loose or hollow behind

If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

What we seal

  • Tiled floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Bathroom floors
  • Wet rooms
  • Shower walls

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Open a window or run the fan to clear steam
  • Have loose tiles looked at early
  • Clean with a soft brush, not anything metal
  • Use gentle cleaners on grout

Keep an eye on the silicone in the corners. Corners flex, so it’s normally the first thing to need attention, long before the grout does.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on the area, and the area is left clean. Somewhere as small as Bobbing, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Advice

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Quotes for regrouting in Bobbing

Jobs vary more than people expect. What affects the quote:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • Access and height

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.
