Kingsdown questions
Is Kingsdown within the area you cover?
Yes, Kingsdown is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you cover Kingsdown for bathroom resealing?
Yes. Our work covers London and the South East, and Kingsdown is part of that. Just call 0345 464 0079 or email us with a few details of the job.
Where do you work from?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
How much does bathroom resealing cost in Kingsdown?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Is the work guaranteed?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.
Bathroom resealing in Kingsdown, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Kingsdown. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are water getting behind the bath panel and sealant that has split, shrunk or peeled away.
Homes around Kingsdown range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for a single bath or shower. In a smaller place like Kingsdown, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area
- Mention if the joints have been sealed before

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.
Bathrooms and kitchens in Kingsdown
Kingsdown is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Kingsdown and Ringwould CofE Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Walmer station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- The size of the job
- How many areas need sealing
- The product the joint needs
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
Asking for a quote
When you call or email, these details help:
- Any previous sealing or DIY work
- The type of property
- How we’d reach the joints
- Where the property is
We don’t publish a price list. Instead, we give you a clear quote for your job. To get started, call 0345 464 0079 or send us an email.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that is regrouting)
- A leaking waste, trap or valve
If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Signs you need bathroom resealing in Kingsdown
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Water getting behind the kitchen upstand
- A bead that has pulled away from the tiles
For an older house near a landmark such as St. John the Evangelist, walls and floors in older homes can move, and sealant and grout show it first.
