Bathroom resealing near Teston

About our bathroom resealing in Teston

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on wet rooms, kitchen worktops & upstands and baths, and the jobs we see most are failed sealant on the screen profile and shrunken sealant along the back of a worktop.

Around Teston, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What bathroom resealing looks like in Teston

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Wateringbury Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Wateringbury station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Church of St Peter and St Paul include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When something else is needed

New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:

  • A tray or bath that is cracked through
  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Where we work in Teston

  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe up water along the back of the worktop
  • Wait for the cure time we give you
  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Your questions about bathroom resealing in Teston

I let a flat near Wateringbury station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover smaller places like Teston?

Yes. Teston is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

What affects the quote in Teston

The price is agreed before any work begins. It’s based on:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • Mould in or behind the old joints

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What we need to know

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved and give you a clear quote.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a couple of hours for a single bath or shower from start to finish. For a village or hamlet like Teston, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
