Bathroom resealing near Neames Forstal

About our bathroom resealing in Neames Forstal

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We’re often asked to deal with leaks into the floor or ceiling below and mouldy sealant that has gone black, across shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.

In a village or hamlet like Neames Forstal, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All our work comes with a 12-month guarantee, wherever you are in Kent.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Neames Forstal, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Why act early in Neames Forstal

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us. Where a wall is exposed, as many are in small places like Neames Forstal, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • 180+ five-star Google reviews

How it works

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take a morning or an afternoon for most single baths and showers. In a small place like Neames Forstal, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Advice

How we quote for bathroom resealing

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The size of the job
  • Whether the work is at height
  • Which sealant suits the joint
  • Whether there’s mould to deal with

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email.

Asking for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • The address or postcode of the job

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

What we’re called out for in Neames Forstal

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

The most common problems we see are:

  • Cracked, shrunken or lifting silicone
  • Splits where the tray meets the wall
  • Black spots spreading through the bead
  • Two layers of silicone, both failing

Choosing a sealant specialist

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

How to look after the new joints

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Clean with a mild bathroom cleaner and a soft cloth
  • Don’t leave water standing on kitchen joints
  • Open a window or run the fan so the room dries

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

What bathroom resealing looks like in Neames Forstal

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Selling station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant.
