Bathroom resealing in Selling

How we handle bathroom resealing in Selling

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, baths and sinks & splashbacks, and people most often call us about sealant that has split, shrunk or peeled away and water getting behind the kitchen upstand.

For a small place like Selling, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Each job carries a 12-month guarantee, whatever its size.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Move toiletries away from the joint
  • Avoid abrasive pads on the sealant
  • Give the silicone its full cure time
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Why it’s worth doing now in Selling

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it. Older cottages and farmhouses around Selling can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

How the job changes by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Quotes for bathroom resealing in Selling

There’s no set price list, because jobs vary so much. The quote depends on:

  • The type of sealant required
  • How easy the joints are to reach
  • The size of the job
  • How many areas need sealing

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the property is
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

What we are called out for in Selling

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.

The most common problems we see are:

  • Leaking joints on a shower screen
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • New sealant laid over old sealant that is now lifting

Homes close to Church of St Mary include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • Whether they’re fully insured
  • What product goes in the joint
  • How long to leave it before use
  • How hidden problems are handled

Our hiring checklist

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a morning or an afternoon for most single baths and showers. In a small place like Selling, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area
  • Tell us about any water getting in

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.
