Bathroom resealing in Bexon

How we handle bathroom resealing in Bexon

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for failed sealant on the screen profile and black spots spreading through the bead, on wet rooms, sinks & splashbacks and basins & vanity units.

For a small place like Bexon, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Your job is guaranteed for a year, as with all our work.

Bexon questions

I let a flat near Sittingbourne station. Can you help?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Can you do bathroom resealing in Bexon?

Yes. Our work covers London and the South East, and Bexon is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or drop us an email.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

How long before the new sealant can get wet?

Normally after around 24 hours. You will get the exact cure time before we leave.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for a single bath or shower. Somewhere as small as Bexon, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can

How to get a quote

Getting a quote is simple: tell us what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

What affects the cost of bathroom resealing

We do not publish a price list. What we look at:

  • The product the joint needs
  • Whether there’s mould to deal with
  • The size of the job
  • How many rooms, windows or areas are involved

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The address or postcode of the job
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking

We do not publish a price list. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or drop us an email.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What the job involves on each surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

When to call us in Bexon

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

It’s worth asking for a quote if you see:

  • Failed sealant on the screen profile
  • Black spots spreading through the bead
  • New sealant laid over old sealant that is now lifting
  • Splits where the tray meets the wall

For an older house near a landmark such as Church of St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant.

Comparing quotes

  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • How long to leave it before use
  • How long the guarantee is

Choosing a sealant specialist

Bexon homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Bredgar Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Sittingbourne station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep the fan on for a while after bathing
  • Keep bottles off the sealant line
  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
