Bathroom resealing in Oare

Bathroom resealing in Oare, done properly

Homes in Oare have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you have smears of silicone across the tiles and damp behind the bath or under the tray, we can put it right.

In a village or hamlet like Oare, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Common questions in Oare

Can you help a landlord with a rental near Faversham station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Will you come out to Oare?

Yes, Oare is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you have insurance?

Yes. Full insurance covers our work.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or drop us an email.

What colours of sealant can you use?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Bathroom resealing around Oare

Oare is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Oare. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like Davington Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Faversham station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job normally takes around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go. In a small place like Oare, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

What happens if it’s left?

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If we find a deeper problem, you’ll hear it from us. Around Oare, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

What you get with us

  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • Anti-fungal sanitary silicone in wet areas
  • Domestic, commercial and hotel work

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

What affects the quote in Oare

You will get a clear quote before work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • The type of sealant required

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

To help us quote quickly, please include:

  • Where the property is
  • Whether it has been sealed before
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Dry worktop joints after washing up

Keep water off the new bead until it has cured, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
