About our bathroom resealing in Teynham
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with a messy, uneven bead from a previous reseal and two layers of silicone, both failing, across baths, kitchen worktops & upstands and basins & vanity units.
Even in a smaller place like Teynham, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

What affects the quote in Teynham
Every job gets its own quote. This is what makes a difference:
- The number and length of the joints
- How easy the joints are to reach
- The old material and how stubborn it is
- Whether there’s mould to deal with
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
Before you ask for a quote, have a think about:
- The rough size of the job
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
To get a quote, call 0345 464 0079 or email us with the location and a short description of the problem. We’ll give you a clear price before any work starts.
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean. In a smaller place like Teynham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
- Clear items away from the joints we are working on
How to get a quote
We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, phone 0345 464 0079 or drop us an email.

Can I do it myself?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What we cannot put right
Before booking, it’s worth knowing the limits too:
- A tray or bath that is cracked through
- A leaking waste, trap or valve
- A bath or tray that moves because it is not properly supported
If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Can you do bathroom resealing in Teynham?
Yes, Teynham is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job.
Is Teynham within the area you cover?
Yes. Teynham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Stick to a soft cloth and a mild cleaner
- Give the silicone its full cure time
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
What bathroom resealing looks like in Teynham
Teynham is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Teynham Parochial Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Teynham station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How the job changes by surface
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
