Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Let new sealant cure fully before it gets wet
  • Open a window or run the fan so the room dries
  • Check the joints every few months for splits or lifting
  • Dry worktop joints after washing up

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Bathroom resealing for homes and businesses in Lewson Street

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, wet rooms and kitchen worktops & upstands, and the jobs we see most are a bead that has pulled away from the tiles and leaking joints on a shower screen.

Being in a small place like Lewson Street makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Lewson Street: your questions answered

I let a flat near Teynham station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.

Will you come out to Lewson Street?

Yes. Lewson Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower. Somewhere as small as Lewson Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention any tricky access
  • Try not to wet indoor joints just before the visit

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What we cannot put right

It helps to know what we cannot do too:

  • A tray or bath that’s cracked through
  • Cracked or missing grout between tiles (that is regrouting)
  • Tiles that have come away from the wall

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.

What we seal

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms

When to call us in Lewson Street

Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

People generally contact us when they notice one of these:

  • Leaks into the floor or ceiling below
  • A messy, uneven bead from a previous reseal
  • Mouldy sealant that has gone black
  • Shrunken sealant along the back of a worktop

Homes close to Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How long to leave it before use
  • What happens if they find a problem under the old sealant
  • Who does the work, and how experienced they are
  • How long the guarantee is

Our hiring checklist

Leave it or put it right?

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a small place like Lewson Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Why us?

What bathroom resealing looks like in Lewson Street

Lewson Street is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Teynham station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Teynham Parochial Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
