Bathroom & kitchen resealing in Larkfield, Kent
Our applicators work in Larkfield on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Mouldy sealant that has gone black
- Damp behind the bath or under the tray
- A reseal done over the top of the old bead
How we handle bathroom resealing in Larkfield
Across Larkfield, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on basins & vanity units, shower trays & enclosures and wet rooms, and the jobs we see most are a joint torn by a bath that flexes and black mould in the silicone that won’t clean off.
In a village or hamlet like Larkfield, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
You get a one-year guarantee, the same in Larkfield as everywhere else we work.

How it works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a couple of hours for a single bath or shower. In a small place like Larkfield, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises

Different surfaces, different methods
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Quotes for bathroom resealing in Larkfield
The price is agreed before any work begins. It takes into account:
- Which sealant suits the joint
- The number of rooms or windows
- Any working-time requirements on site
- Whether there’s mould to deal with
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.
What we need to know
To make quoting easier, please include:
- Where the property is
- A few pictures by email, if you can
- The rough size of the job
- Any access issues, like height or stairs
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Larkfield has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Do you need bathroom resealing in Larkfield?
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- Water escaping at the shower enclosure
- Water getting behind the bath panel
- Gaps where the bath or tray has moved
- Shrunken sealant along the back of a worktop
For an older house near a landmark such as Church of the Holy Trinity, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- Whether you can choose the colour
- Is VAT in the price?
- How long to leave it before use
- How long the guarantee is
When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Failed grout lines across the wall
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Keeping the joints in good condition
So the new joints stay in good condition:
- Check the joints every few months for splits or lifting
- Clean with a mild bathroom cleaner and a soft cloth
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Your questions about bathroom resealing in Larkfield
I let a flat near New Hythe station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Will you come out to Larkfield?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
