Bathroom resealing in Radfield

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How we handle bathroom resealing in Radfield

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you have new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal, we can help.

Being in a small place like Radfield makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

All our work comes with our 12-month guarantee.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. Somewhere as small as Radfield, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Tell us if parking is tricky
  • Move anything stored near the joints
  • Mention any tricky access

Advice

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Do you need bathroom resealing in Radfield?

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Look out for any of the following:

  • Black mould in the silicone that won’t clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Leaks into the floor or ceiling below
  • A reseal done over the top of the old bead

For an older house near a landmark such as Church of St Lawrence, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We look at:

  • Access and height
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • The amount of work

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.

What to tell us for a quote

When you contact us, it’s useful to know:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • How we’d reach the joints

Every job is quoted individually. Simply phone 0345 464 0079 or drop us an email and describe the job and send pictures if you have them.

Your questions about bathroom resealing in Radfield

Can you help a landlord with a rental near Teynham station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.

Is Radfield in your area for bathroom resealing?

Yes. We work across London and the South East, and Radfield is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Radfield is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Wait for the cure time we give you
  • Keep an eye on the corners, where splits start
  • Never pick at the silicone with a blade
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that is regrouting)
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.
