Common problems we fix in London Beach

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Most people get in touch after spotting one of these:

  • Gaps between the worktop and the wall
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved

Letting a property close to Pluckley station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid abrasive pads on the sealant
  • Wait for the cure time we give you
  • Squeegee the walls and tray after use
  • Keep an eye on the corners, where splits start

Give the silicone time to cure before it gets wet, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Bathrooms and kitchens in London Beach

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as St Michael's Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Michael include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Landlords, agents and businesses in London Beach

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What happens on the day

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a morning or an afternoon for most single baths and showers. Somewhere like London Beach needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Advice

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

What sealant work cannot fix

It helps to know what we cannot do:

  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures

London Beach questions

Do you work for landlords with property near Pluckley station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to London Beach?

Yes. London Beach is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or send us an email with a short description of the job.

Why act early in London Beach

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Around London Beach, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
