Bathroom resealing in East Langdon

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

How we handle bathroom resealing in East Langdon

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with failed sealant on the screen profile and black mould in the silicone that won’t clean off, we can put it right.

In a village or hamlet like East Langdon, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Give the silicone its full cure time
  • Keep bottles off the sealant line
  • Do not leave water standing on kitchen joints
  • Look for lifting corners and small gaps now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Around East Langdon, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall
  • Movement from a bath with loose feet or no proper support

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What we seal

  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower, and the area is left clean. Somewhere like East Langdon needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, usually around 24 hours.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints
  • Let us know about parking restrictions

East Langdon homes and their sealant

East Langdon is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Langdon Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to Church of St Augustine include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Martin Mill station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

East Langdon questions

Is East Langdon within the area you cover?

Yes, East Langdon is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Martin Mill station?

Yes. We work for landlords and letting agents as well as householders. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
