About our regrouting in East Langdon

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. It can be a full room, others just the shower. Either way, tiled areas in East Langdon are handled the same careful way. If you have good tiles let down by tired grout and grout that stays dark however much it’s cleaned, we can put it right, on bathroom floors, kitchen splashbacks and shower walls alike.

Being in a small place like East Langdon makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A one-year guarantee comes as standard.

Landlord and commercial work in East Langdon

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Waterproofing that has failed below the tiling
  • Movement in a stud wall or floor
  • Tiles that have come away from the wall

If in doubt, phone 0345 464 0079 or email us and we will say what we think.

What we do, step by step

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours, or longer for a fully tiled room in most cases. In a small place like East Langdon, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on

Advice

Quotes for regrouting in East Langdon

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The old material and how stubborn it is

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • Whether it has been sealed before
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Surface by surface

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Questions from East Langdon

Do you cover smaller places like East Langdon?

Yes. East Langdon is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Martin Mill station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Do you guarantee regrouting?

Every job comes with our one-year guarantee.

Do you grout the corners?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Is it possible to regrout only the shower area?

Yes. A lot of our jobs are only the shower, or just the joints that have failed.

Is resealing included with regrouting?

Normally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Wipe or squeegee the shower walls
  • Have loose tiles looked at early
  • Check the corner silicone every few months
  • Stick to mild products for cleaning grout

Use a gentle cleaner on the grout with a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Stains that won’t clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.

Regrouting around East Langdon

East Langdon is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Martin Mill station, stained grout drags a rental down, and regrouting between lets puts that right. For an older house near a landmark such as Church of St Augustine, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Langdon Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
