Landlord and commercial work in Cotman's Ash

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. Somewhere like Cotman's Ash needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
  • Move anything stored near the joints

Advice

Cotman's Ash homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Letting a property close to Kemsing station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Church of Saint Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Kemsing Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • If someone has resealed it before
  • Roughly how big the job is
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

How the job changes by surface

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Dry the bead with a towel now and then
  • Keep bottles off the sealant line
  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Why act early in Cotman's Ash

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a small place like Cotman's Ash, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.
