Stowting Common: your questions answered
Do you cover smaller places like Stowting Common?
Yes. Stowting Common is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Westenhanger station?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How long does a bath or shower reseal take?
Allow a morning or an afternoon for most single baths and showers. You will know how long to expect before we start.
How much does bathroom resealing cost in Stowting Common?
Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or email us with a short description of the job.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How we quote for bathroom resealing
Your quote is based on your job. We look at:
- Which sealant suits the joint
- When we can work, for business premises
- The number and length of the joints
- Access and height
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Bathroom resealing around Stowting Common
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For landlords with property near Westenhanger station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Do you need bathroom resealing in Stowting Common?
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.
It’s worth asking for a quote if you see:
- Shrunken sealant along the back of a worktop
- A bead that has pulled away from the tiles
- Two layers of silicone, both failing
- Leaking joints on a shower screen
For site and facilities teams at buildings such as Stowting Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Comparing quotes
- What product goes in the joint
- What the quote includes, VAT included or not
- Who turns up on the day
- How long to leave it before use
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The process
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers in most cases. Somewhere like Stowting Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions
- Clear items away from the joints we’re working on

What the job involves on each surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line does not stand out.
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming from the plumbing rather than the joint
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.
What we seal
- Wet rooms
- Baths
- Sinks & splashbacks
- Kitchen worktops & upstands
- Basins & vanity units
- Shower trays & enclosures
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Never pick at the silicone with a blade
- Use gentle cleaners on the silicone
- Run the extractor fan during and after every shower
- Do not leave water standing on kitchen joints
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
