We are often asked to deal with black spots spreading through the bead and shrunken sealant along the back of a worktop, on baths, kitchen worktops & upstands and wet rooms.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then
  • Clean with a mild bathroom cleaner and a soft cloth

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • Access and height
  • The amount of work
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Whether it’s a home or a business

We do not publish a price list. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or email us.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What we are called out for in Beal's Green

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

The most common problems we see are:

  • Mouldy sealant that has gone black
  • A messy, uneven bead from a previous reseal
  • Water escaping at the shower enclosure
  • A reseal done over the top of the old bead

For an older house near a landmark such as Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
  • How long the guarantee is
  • Whether they seal over old material or remove it

Beal's Green homes and their sealant

There are hotels and other places to stay in and around Beal's Green. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Etchingham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Marlborough House School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How the job changes by surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

How it works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Beal's Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.
