About our bathroom resealing in Headcorn
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and the jobs we see most are new sealant laid over old sealant that is now lifting and black spots spreading through the bead.
Smaller places like Headcorn still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What bathroom resealing looks like in Headcorn
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Headcorn station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as St Peter's and St Paul's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we’re called out for in Headcorn
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- A bead that has pulled away from the tiles
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
- Black mould in the silicone that will not clean off
If you look after a building such as Headcorn Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- Which colour the sealant will be
- What the cure time is
- What preparation is included
- Whether the sealant suits the joint
What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. In an older home around Headcorn, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or email us.

Looking after it afterwards
Looking after new joints is easy:
- Dry worktop joints after washing up
- Look for lifting corners and small gaps now and then
- Keep the fan on for a while after bathing
- Clean with a mild bathroom cleaner and a soft cloth
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or drop us an email.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Cracked or missing grout between tiles (that’s regrouting)
- Movement from a bath with loose feet or no proper support
- Damage behind the tiles that needs a tiler
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Questions from Headcorn
Is Headcorn within the area you cover?
Yes. Headcorn is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Headcorn station?
Yes, we work for landlords and agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we will quote it together.
What we do, step by step
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like Headcorn, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in
