What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Yopps Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Related advice
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Bathroom resealing around Yopps Green
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Plaxtol Church, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Plaxtol Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Why deal with it now?
Sorting it now is quick: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Yopps Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Quotes for bathroom resealing in Yopps Green
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- The old material and how stubborn it is
- How easy the joints are to reach
- The product the joint needs
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Never pick at the silicone with a blade
- Keep an eye on the corners, where splits start
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
Do you need bathroom resealing in Yopps Green?
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
Signs it’s time to call us include:
- A joint torn by a bath that flexes
- Black mould in the silicone that won’t clean off
- New sealant laid over old sealant that is now lifting
- Water getting behind the bath panel

Yes. Our work covers London and the South East, and Yopps Green is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
Where do you work from?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
