External Mastic across Hampshire

External mastic across Hampshire: what to expect

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing. We work on copings & trims, brickwork movement joints and façade panels, and common reasons people get in touch are joints pointed up with cement by mistake and weeds or debris growing in open joints.

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

What’s near Basingstoke

Around Basingstoke, our work takes us to homes and buildings near King's Furlong Infant School and Nursery, Cranbourne and Eastrop Park. Also close by are The Rising Sun pub (0.5 miles north-east), St Michael's Church (0.5 miles east) and The Costello School (1 mile east). The nearest railway station is Basingstoke station, about 0.6 miles east of the centre. A little further out are Basing House (2.2 miles east) and The Malls (0.6 miles east). Not far away are Farleigh Hill and Daneshill Park Woods.

Walls and rooflines across Hampshire

From Basingstoke, Winchester and Gosport to its smaller places, buildings across Hampshire have walls, gutters and rooflines of every age. Each needs a sealant that can move, laid at the right depth.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in Hampshire. In the coastal parts of Hampshire, the sea-facing side of a building takes the most weather, and that is where sealant generally gives up first. The right product and careful preparation help it last.

Basingstoke: Managing a site like King's Furlong Infant School and Nursery? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around St Michael's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Walls that need new movement joints cut into them
  • Subsidence or other structural problems
  • Cracked brickwork or render that needs a builder or plasterer

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • Whether there’s mould to deal with
  • The size of the job
  • How many areas need sealing
  • How easy the joints are to reach

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Helping us quote

What to tell us when you ask for a quote:

  • Where the property is
  • Roughly how big the job is
  • A few pictures by email, if you can
  • If someone has resealed it before

There’s no standard price list. Instead, we send you a clear quote for your job. To get started, call 0345 464 0079 or email us.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them.

Comparing quotes

  • What happens if the job turns out different
  • What the quote includes, VAT included or not
  • The length of the guarantee
  • Whether they seal over old material or remove it

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Check the sealant is paintable before painting near it
  • Keep water from gutters off the wall
  • Keep high-pressure jets off the joints
  • Make sure movement joints aren’t pointed over

Keep pressure washers away from the sealant. High-pressure water can lift the edges.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Hampshire questions

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

How often do external joints need resealing?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
