About our external mastic in Tye

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on concrete & block, copings & trims and joints between brick and frames, and the jobs we see most are rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint.

Outside joints can only be sealed when they’re dry, so work in Tye is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

Your job is guaranteed for a year, as with all our work.

How to look after the new joints

To keep the joints looking good and working properly:

  • Get split or bare joints resealed while the damage is small
  • Clear growth from the base of walls and joints
  • Ask before painting over external sealant
  • Make sure movement joints are not pointed over

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. In a small place like Tye, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

FAQs for Tye

Is external mastic in a coastal place like Tye any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

I let a flat near Emsworth station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

What is backing rod for?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back, so the joint can move.

Do you work at height?

That depends on the building and the joints. Where joints can be reached safely, we will do them. Give us some details and we will confirm the access.

How long does external mastic take?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on the building. We’ll give you a better idea when we quote.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year and renew it when it starts to fail.

Surface by surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible in all weathers.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last. Around Tye, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Walls and rooflines in Tye

Tye is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Historic houses like Warblington Castle (about 2 miles north) are a reminder that the area around Tye has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you live in an older home near Church of St Peter, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Emsworth station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Managing a site like Mill Rythe Junior School? Then its movement joints, gutters and trims need looking after like any other building’s.
