How we handle external mastic in Hyde

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We strip the joint back and start again. If you have movement joints with cracked, split or missing sealant and hard, crazed mastic that has stopped moving, we can help.

In a village or hamlet like Hyde, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

Big or small, you get the same one-year guarantee in Hyde and across Hampshire.

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Older cottages and farmhouses around Hyde can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Outside joints around Hyde

Historic houses like Breamore House (about 4.4 miles north) are a reminder that the area around Hyde has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Church of the Holy Ascension, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Common problems we fix in Hyde

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.

If you can see any of these, it’s time to have the joints looked at:

  • Joints pointed up with cement by mistake
  • Brick movement joints where the sealant has split
  • Plants rooting in failed movement joints
  • Gaps where render, brick and frames meet

For site and facilities teams at buildings such as Hyde Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

When something else is needed

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Subsidence or other structural problems
  • Damp that isn’t coming from the joint
  • Walls that need new movement joints cut into them

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Copings & trims

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access. In a small place like Hyde, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

Questions from Hyde

Is Hyde in your area for external mastic?

Yes. Our work covers London and the South East, and Hyde is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Will you come out to Hyde?

Yes, Hyde is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What does external mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or send us an email and tell us what needs doing and where.

How often do external joints need resealing?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Tell anyone working on the walls about the movement joints
  • Look over the joints every year, ideally after winter
  • Keep soil, plants and ivy away from the joints
  • Never let anyone fill a movement joint with mortar

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
