How we handle external mastic in Ringwood

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on façade panels, brickwork movement joints and render & cladding joints, and common reasons people get in touch are cracked joints where brick meets render or frames and water getting into walls through failed joints.

In a smaller place like Ringwood, some homes face open ground, and walls and rooflines facing the weather take the worst of it. That is where gutter joints and wall joints tend to fail first.

Your job is guaranteed for a year, as with all our work.

The process

At the end, we look at the finished work together and explain the cure time. The work normally takes anything from a few hours to several days, depending on the building, depending on the amount of work. In a smaller place like Ringwood, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Outside joints around Ringwood

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Avon Tyrrell House (about 3.6 miles south-east) nearby, there’s older building stock in the area around Ringwood as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Schools such as Ringwood School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • Render that’s blown, hollow or coming away
  • Rising or penetrating damp from elsewhere in the wall
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

What happens if it’s left?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last so it’s worth doing right. Homes in smaller places like Ringwood can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Signs you need external mastic in Ringwood

Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Keep an eye out for these signs:

  • Joints pointed up with cement by mistake
  • Moss and dirt in joints with no sealant left
  • Water getting into walls through failed joints
  • Brick movement joints where the sealant has split

In the older streets around Trinity Congregational Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Common questions in Ringwood

Is there a guarantee on external mastic in Ringwood?

All our work, in Ringwood and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Ringwood?

Yes. Ringwood is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What is a movement joint?

Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Should I point up the gap in my brickwork?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away and have them redone then.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Get split or bare joints resealed while the damage is small
  • Show decorators and builders where the movement joints are
  • Check the sealant is paintable before painting near it
  • Make sure movement joints are not pointed over

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
