Bathroom resealing in SO16: how it works

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include leaking joints on a shower screen and water getting behind the kitchen upstand, across wet rooms, basins & vanity units and baths.

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Bathrooms and kitchens across SO16

In SO16, bathroom resealing takes in flats, houses, rentals and businesses, from Shirley, Regents Park and Maybush to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in SO16. Along the coast in SO16, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.

Maybush: If you look after a building such as Newlands Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Peter's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Looking after it afterwards

After the cure time, these simple habits help:

  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line

Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

How the job changes by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • How easy the joints are to reach
  • The product the joint needs
  • Whether there’s mould to deal with
  • Any working-time requirements on site

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before any work starts.

What we need to know

To help us quote quickly, let us know:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

Common problems we fix in SO16

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

These are the problems we are asked about most:

  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • New sealant laid over old sealant that is now lifting

FAQs for SO16

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you work in SO16?

Yes. We work in SO16 and the rest of Southampton. To book, phone 0345 464 0079 or send us an email.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.
