Bathroom Resealing in Rownhams
Our applicators work in Rownhams on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- A joint torn by a bath that flexes
- Mouldy sealant that has gone black
- Gaps between the worktop and the wall
How the visit works
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes half a day or less for one room, longer when the kitchen is included. Parking around Rownhams is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
How to prepare
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- For business premises, tell us about site rules or sign-in

How we handle bathroom resealing in Rownhams
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you phone 0345 464 0079 or email us, and we’ll give you a clear quote for bathroom resealing in Rownhams. Common call-outs are for black spots spreading through the bead and a joint torn by a bath that flexes, on wet rooms, kitchen worktops & upstands and basins & vanity units.
Around Rownhams, you’ll mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

Different surfaces, different methods
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Loose or hollow tiles, or failed tanking behind them
- Water getting in through the grout rather than the sealant
- A leaking waste, trap or valve
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.
Surfaces we seal

Rownhams questions
Do you cover smaller places like Rownhams?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Redbridge station. Can you help?
Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
What should I tell you?
Tell us what needs doing and where, with photos by email if possible. If we need more, we will ask.
Why deal with it now?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Homes in smaller places like Rownhams can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Common problems we fix in Rownhams
Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
The problems people normally mention when they call include:
- Mouldy sealant that has gone black
- Leaks into the floor or ceiling below
- A messy, uneven bead from a previous reseal
- Splits where the tray meets the wall
If you look after a building such as Rownhams St John's Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- Whether all the old sealant comes out first
- How the colour is chosen
- Whether VAT is included
- Whether they’re fully insured

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Bathroom resealing in Rownhams: local notes
Rownhams is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
For landlords with property near Redbridge station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Church of St John, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Rownhams is about 3 miles north-east of Totton, in Southampton. Jobs in Rownhams get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 40 towns and villages across Southampton.
We work across SO16 for bathroom resealing and the streets around it. Whether your property is on Rownhams Way, Horns Drove and Rownhams Close or anywhere close by, our applicators can take on the job. Other places close to Rownhams include Upton (1 mile west), Nursling (1 mile south-west), Hillyfields (1 mile south-west), Lordswood (1 mile south-east) and Toothill (1 mile north-west). Larger places within reach include Southampton (3 miles south-east), Townhill Park (4 miles east), Midanbury (4 miles east), Thornhill (6 miles south-east), Chartwell Green (5 miles east) and Harefield (5 miles south-east).
