Bathroom resealing in Hillyfields, done properly

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or drop us an email, and you’ll get a clear quote before any work starts. We are often asked to deal with new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles, across basins & vanity units, shower trays & enclosures and baths.

In and around Hillyfields, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Big or small, it’s backed by our one-year guarantee in Hillyfields and across Southampton.

Hillyfields questions

Do you cover smaller places like Hillyfields?

Yes, Hillyfields is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work in hotels near Hillyfields?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Do you have insurance?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator.

Do you need bathroom resealing in Hillyfields?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

Common reasons people contact us are:

  • Leaking joints on a shower screen
  • Black mould in the silicone that won’t clean off
  • A joint torn by a bath that flexes
  • Cracked, shrunken or lifting silicone

For an older house near a landmark such as All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

Hillyfields is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hillyfields has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Letting a property close to Redbridge station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Holy Family Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. In a smaller place like Hillyfields, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included from start to finish. For a job in Hillyfields, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What affects the quote in Hillyfields

We don’t publish a price list. What we look at:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • How easy the joints are to reach

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • The problem you’ve noticed

Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Open a window or run the fan so the room dries
  • Don’t leave water standing on kitchen joints
  • Avoid abrasive pads on the sealant
  • Keep an eye on the corners, where splits start

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or email us.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
