Bathroom resealing for homes and businesses in Redbridge
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting, on shower trays & enclosures, baths and wet rooms.
Somewhere as small as Redbridge, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
Big or small, you get the same 12-month guarantee.

Different surfaces, different methods
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
The process
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included. Somewhere as small as Redbridge, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.

Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Avoid abrasive pads on the sealant
- Run the extractor fan during and after every shower
- Wipe the sealant dry after showering
- Move toiletries away from the joint
Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- The size of the job
- Working hours on commercial sites
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
Asking for a quote
When you contact us, it’s useful to know:
- Whether it has been sealed before
- The address or postcode of the job
- Pictures of the joints, sent by email
- Whether it’s a home or a business
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
Bathrooms and kitchens in Redbridge
Redbridge is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you let a flat or house near Redbridge station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Redbridge Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again. Older cottages and farmhouses around Redbridge can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
