Our bathroom resealing service in SO15
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for leaks into the floor or ceiling below and water getting behind the kitchen upstand, across wet rooms, kitchen worktops & upstands and baths.
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
What you’ll pay
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why clients in SO15 choose us
- Every job guaranteed for a year
- Colour agreed with you before we start
- We leave the area clean and tidy
- Any old sealant cut out fully, not covered over

In Shirley, that means homes and buildings near Millbrook Community School, St James' Park and Shirley Parish Church, among other places. Other local landmarks include Regents Park Community College (less than half a mile west), The Crown Public House (under half a mile north-west) and Wordsworth Primary School (under half a mile north). The nearest railway station is Millbrook (Hants) station, roughly 0.7 miles south. Nearby you will also find Netley Castle (4.4 miles south-east) and Foresters Museum & Archive (1 mile south-east). Open spaces near Shirley include Testwood Lakes.
Bathrooms and kitchens across SO15
Homes across SO15 range from older properties to new builds, with plenty of rented property in places like Shirley, Regents Park and Maybush. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in SO15. In the coastal parts of SO15, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Shirley: If you live in an older home near Shirley Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Wordsworth Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Common problems we fix in SO15
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone usually won’t clean off.
The problems people generally mention when they call include:
- Shrunken sealant along the back of a worktop
- Black mould in the silicone that won’t clean off
- Failed sealant on the screen profile
- A messy, uneven bead from a previous reseal
What affects the cost of bathroom resealing
We don’t publish a price list, because jobs vary so much. What we look at:
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- The size of the job
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
Asking for a quote
Before you ask for a quote, have a think about:
- The problem you’ve noticed
- The address or postcode of the job
- Roughly how big the job is
- If it’s domestic, commercial or a hotel
We quote each job on its own. Simply call 0345 464 0079 or drop us an email and describe the job, and photos are welcome.
Honest limits
We’d rather tell you now than do work that won’t last, so these are the limits:
- A leaking waste, trap or valve
- Failed grout lines across the wall
- Tiles that have come away from the wall
How the job changes by surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
