Hillyfields Window Mastic
Our applicators work in Hillyfields on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- A bead that does not match the frame
- Rain getting in at the frame or under the sill
- Old mastic that has gone black or come away
Leave it or put it right?
The work is quick compared with the damage it prevents: the visit takes most of a day for a typical house, less for a few frames. Wait for damp to appear and there may be plaster and decorating to sort out too. Around Hillyfields, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before work begins.

Window mastic in Hillyfields
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you are dealing with gaps where the sill meets the wall and rain getting in at the frame or under the sill, we can put it right, on patio & French doors, window sills and aluminium frames alike.
In smaller places like Hillyfields, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.
Our work is backed for twelve months, in Hillyfields and everywhere else we cover.

Aftercare tips
A little care helps the new joints last. We recommend:
- Don’t use solvent cleaners on the joint
- Walk round the house once a year and look at the joints
- Paint up to the joint, not over it
- Clear any debris from frame drain holes
Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
How the job changes by surface
Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We’ll tell you which suits your home.
When something else is needed
We will always be straight with you, so here’s what new sealant will not do:
- Penetrating damp from a failed cavity tray or render
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Worn gaskets, brush seals or a door that has dropped
If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
How it works
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. For a job in Hillyfields, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
Ask for a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Advice
What else we do in Hillyfields
Hillyfields questions
I let a flat near Redbridge station. Can you help?
Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.
Will you come out to Hillyfields?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can you seal the gap between the frame and the plaster indoors?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Will resealing my frames help with draughts?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
Windows and doors in Hillyfields
Hillyfields is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
In the older streets around All Saints, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Redbridge station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Schools such as Holy Family Catholic Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What affects the quote in Hillyfields
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- Any working-time requirements on site
- Which sealant suits the joint
- The amount of work
- Whether old sealant or filler has to be cut out
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
What to tell us for a quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- Where the job is, and your postcode
- What’s wrong with the joints now
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
